Damp around a chimney can arise from flashings, weathered mortar, defective flaunching or other problems with the stack and roof junction. The visible stain does not establish which detail has failed. Loose masonry or unstable pots can create a falling-material hazard and need assessment without approaching the affected area.

A repair should suit the existing brickwork, mortar and roof covering. Repointing alone will not correct a defective flashing, and new flashing will not stabilise unsound masonry. Where mortar repairs are appropriate, compatibility matters, particularly on older buildings. The condition of the stack and surrounding roof should inform the scope.

Ask whether the proposed work covers masonry, flaunching, pots or leadwork, and which areas will remain outside the repair. Work affecting a working flue may need an appropriately qualified specialist; roofing repairs do not certify a flue or appliance as safe. Listed-building status and other planning restrictions should be checked before altering the appearance or height of a chimney.
