A flat-roof leak can originate at an outlet, an upstand, a penetration or a seam rather than through the main covering. Persistent standing water, splits, lifted edges and soft or uneven areas are reasons to arrange an assessment. Water staining inside does not establish the condition of the deck or insulation underneath.

Felt systems, EPDM rubber and GRP have different substrate, jointing and installation requirements. The proposed system needs to suit the existing deck, roof geometry, perimeter details and drainage. Covering over an old roof is not automatically appropriate: moisture trapped in the build-up or deterioration in the deck may require a different scope.

An inspection should consider falls to outlets, the condition of trims and upstands, penetrations and signs of damp within the build-up. A repair may suit an isolated sound detail; widespread defects can justify replacement. Ask whether the quote includes deck repairs, insulation, outlet changes and disposal, and whether any supporting checks are needed before the final specification.
